Who runs this program. Tax Deferred Wealth is a program operated by Open1031 Inc.

It is not tax, legal, accounting or investment advice, and it is not a recommendation of any particular property or transaction. Whether an exchange suits you depends on your own circumstances. Securities. Tax Deferred Wealth does not sell securities. Any discussion of securities takes place only through a registered representative of a broker-dealer. Nothing on this website is an offer to sell, or a solicitation of an offer to buy, any security.
Real estate involves risk. The value of real property, and the income from it, can go down as well as up. Tenants, including tenants under long-term leases, can fail to pay. Property in another state, or a small number of properties, concentrates risk. Real property can take time to sell. You could lose some or all of the money you invest.
Exchanges have rules. A 1031 exchange defers tax; it does not eliminate it. Missing an identification or closing deadline, or receiving cash or other property, can make some or all of the gain taxable. California has its own reporting requirements for property exchanged out of state.
Roles. Real estate brokerage services are provided by licensed real estate professionals. Institutional 1031 is the qualified intermediary for exchanges in this program. It holds exchange funds under written exchange agreements and does not advise on the suitability of any replacement property. Each firm and professional named on this site is responsible for its own services.
Circular 230. Nothing on this website can be used for the purpose of avoiding tax-related penalties under the Internal Revenue Code, or of promoting, marketing or recommending to another party any tax-related matter addressed here.
